We caught up with Associate Director, Caroline Raeside to discuss her important role in the team, how she collaborates with the Knight Frank agents as well as an insight into our new Design Consultation.
Describe your role as Associate Director and how you collaborate with the Knight Frank agents?
My main focus is working closely with sales offices in the Home Counties & parts of Central London. It is a very busy role but despite this it is an extremely enjoyable and rewarding one. Over the last 6 years I have been able to build strong relationships with many Knight Frank agents and collaborate with them regularly whether this is over the phone, or before COVID times, we would be out and about in the offices weekly to ensure we are progressing forward whilst collaborating on new business and initiatives to the best of our abilities.
Can you tell us more about Knight Frank Interiors’ new Design Consultation?
We have recently launched a free of charge design consultation when purchasing a house with Knight Frank. With a value of up to £5,000, the one-to-one service is carried out by one of our expert designers who will run through design concepts, plans and fabric boards to help the buyer envision their new property to its full potential. For flexibility and personal preferences in the current climate, we are offering the service remotely through Zoom, or in person.
What are the benefits of dressing your property with Knight Frank Interiors?
The benefits of using Knight Frank Interiors is that you get a one-to-one service from the initial site visit right through to the final design. We take the client on a journey explaining how the service works and an experienced designer will be allocated to their property. We are lucky that we have a close relationship with the Knight Frank agents, which means we have further inside knowledge into the target demographic and buyer which is reflected in the end result and design. We can also facilitate our projects with a swift lead time, and provide additional services such as window treatments, cleaning and maintenance of the properties.
Home staging a property is proven to increase the number of viewings by 94% and 86% of staged properties sell faster than those not*. 77% of sellers had a return on their investment with the property being staged* and a further 78% of property professionals confirm that home staging would increase the offer value of the property by up to 10%*. Our advice to clients is to spend between 0.5-1% when preparing their property for market, a small investment for a large return if done well. We have many success stories with this service of properties selling within weeks of being dressed after sitting on the market for months.
What has been your favourite project to date and why?
My favourite is our Dress to Sell project, Caron Place, this was a very unique project, and the sheer scale of the property and design element was very exciting! The rental furniture also converted into a sale with the onward purchaser which is always a good result. The designers did a fantastic job making the final design enhance the original characteristics of the property in the whilst working seamlessly with the seller’s choice of wallpaper and lighting.
What are you most looking forward to doing this summer?
The arrival of our little baby in June and also enjoying my first glass of Rose in the sunshine or hopefully in a pub garden, when we are allowed out.
